Snagging Service Inspection Reporting

You would think that a new built property should be perfect, but very often is not flawless and almost always have defects, also known as a snag caused by poor workmanship or sub-standard materials. A snag simply describes something that is damaged or broken, not fitted properly, or unfinished.

Snagging is an inspection process and detailed check to identify defects found on a property after building work has been completed and which a contractor or landlord needs to rectify. Snagging Inspection raises awareness to a homeowner and will record anything that falls below standards of good workmanship, anything not completed to specification, and anything that breaches building regulations. 

Snagging has become more important now than ever before. Due to increasing demand, new building developments are at their highest levels and developers are under enormous pressure to complete building projects quickly which increases the likelihood of poor-quality workmanship and a drop in standards. Shorter lead times and skills shortage significantly increases the risk of sub-standard work and therefore it is crucially important to conduct an inspection to find these faults and have them corrected to ensure that the property is completed properly.

Usually, snags are minor, such as a scratch on a window, a missing door hinge, or a crack on a work surface, however, if not rectified, these minor fixes can worsen into more serious and expensive issues in the future. Snags can also be major and more severe in nature such as leakages, AC issues, and violation of building regulations and technical standards. If snags are spotted, it is always the responsibility of the buyer to report them to the developer or landlord otherwise the buyer or tenant is left with the consequences.

Scope

During the Snagging Inspection, the snagging team will scrutinise your property and make notes of all the defects they find. Once completed, you will receive the Snagging Inspection report which must then be handed to the contractor or landlord to rectify all the defects listed.

We thoroughly examine all the main aspects of the property making sure all issues are recorded by taking pictures and carefully studying specifications against what has been delivered.

The Snagging Inspection will look for a variety of defects to ensure that your property meets the quality standards. It will inspect inside and outside your property, checking, paintwork, groundworks, garages, driveways, gardens, fences, roof, ceilings, false ceilings and bulkheads, walls, tiles, grouting, windows, doors, sanitary & plumbing, electrical components, electrical wiring, electrical sockets, stairs, floors, skirting boards, ACs internal and external units, ventilation, pipes, kitchens, kitchen equipment, bathrooms, appliances, carpentry, joinery, loft, toilets, units, worktops, and cupboards. It will check for everything and anything from cracks, damages, and high-quality finishes, decorative defects in woodwork, paint, and tiling, chips and scratches in surfaces and glass, to checking that all appliances, plug sockets, lighting, and AC are working, taps and showers are not leaking, surfaces are level and clean, fittings are fitted properly and working correctly, and doors and windows open and close properly.

Additionally, a de-snagging report can be performed after the Snagging Inspection report has been attended and the contractor or landlord has rectified the original defects stated on the report. De-snagging is checking that all defects from the original snagging report have been corrected by the contractor or landlord to an acceptable standard and that no further damages were made during the works and the quality of the remedial works have been completed to the correct standard.
